Building new homes
We’re clear in our 2030 plan that we want to play our part to meet housing need. We do this by building good-quality, affordable homes, and investing in existing neighbourhoods to create places where people love to live.
As part of our plan to 2030 we aim to build an average of 200 new affordable homes a year.
However, it’s not just about the numbers. At Settle, we care about how we do development, always mindful that we are building homes and neighbourhoods, not just properties. We engage with residents and local people from the outset and use local contractors and suppliers as often as possible. We’re proud of the relationships we build and want those we work with to be confident in strong partnerships with us, all underpinned by the most important principle – that by working together, we will improve outcomes for residents.
Investment in neighbourhoods
We know growth doesn’t just mean building new homes – it’s also about investing in existing communities. Our regeneration team works with colleagues across Settle to support residents throughout large investment projects in different neighbourhoods.
Our redevelopment of John Barker Place in Hitchin, Hertfordshire, demonstrates how we work with residents and partners to deliver investment that benefits everyone living in the community.
Highlights include:
- Providing a new play area, following the earlier completion of a new community centre
- A first phase building, Kingfisher House, providing 37 new affordable homes
- A second phase, comprising Oughton Court, Cornmill House, Reed House and Willow Court, providing 24 new flats for social rent and 22 new homes for shared ownership
- Looking ahead, we will have a third phase development and plan to invest in two further phases of regeneration, all of which we intend to provide as affordable homes.

Our two videos, produced following completion of the second phase development, bring our work at John Barker Place to life – showing how we are working with partners to deliver good-quality new affordable homes, and making sure that throughout all we do, we are driven by meeting residents’ needs and putting them first.
