At a glance
At settle our purpose is to help people who are struggling to find a place to live. We help our customers to stay in their homes comfortably, so that they can live the life they choose.
We are a vibrant, dynamic organisation supporting more than 22,000 residents in over 9,600 homes mainly across Hertfordshire and Bedfordshire. Our purpose is clear: to help people who are struggling to find a place to live. We help our customers to stay in their homes comfortably, so that they can live the life they choose.
We have a clear plan: to make a telling contribution to solving the housing crisis, be a trusted landlord and a place where colleagues love to work. Working with our partners and local residents we improve neighbourhoods and life outcomes for residents by investing in both the quality of new affordable homes and places.
Our values help shape our organisation and guide our decisions to make sure we achieve our purpose. We want colleagues to feel trusting, collaborative and proud and we know the business needs to be pioneering, bold and entrepreneurial to achieve our ambition and successfully deliver against our purpose.

The map shows where the properties we own are located. Our homes are a mix of tenures with 7,485 general needs homes, 750 supported housing for older people, 107 temporary social housing homes, 15 intermediate rent, 441 shared ownership and 819 leased homes (including 208 ground rent properties).
John Barker Place
We’re pleased that work started as planned in January 2021 on our £20m redevelopment of John Barker Place on the Westmill estate in Hitchin, Hertfordshire. Through the development we will provide 83 new homes and two shops, along with a new children’s play area which we opened in July 2020.
This film marks the start of work on the development site. Bim Afolami, MP for Hitchin and Harpenden, Martin Stears-Handscomb, former Leader of North Hertfordshire District Council, and local resident, Jude, join settle Chief Executive Gavin Cansfield to talk about the benefits the development will bring to the Westmill community.
Our development pipeline ensures that we continue to play our part in helping people find a place to live. During 2020/21, we delivered an additional 172 homes across a range of tenures. This included 16 homes developed in 2019/20 where customers actually moved in during 2020/21 as handovers were delayed due to the COVID-19 restrictions. Our ambition is to develop at least 1,500 homes by 2024 with the aim that 90% of these are either affordable rent or shared ownership. As at the 31st March 2021, we already have 955 homes where we are contractually committed and will be building these in future years.
