We are a customer-focused housing association providing nearly 10,000 households with a place to call home in communities across Hertfordshire, Bedfordshire, Buckinghamshire, and South Cambridgeshire.
Our purpose is to help people who are struggling to find a place to live. We help our customers to stay in their homes comfortably so they can live the life they choose.
To achieve this purpose, we have a clear plan made up of four strategic themes that we’re focused on delivering by 2024 – providing good services; being a well-run social business; delivering new homes; and being a place where people love to work. Working with our partners and local residents we improve neighbourhoods and life outcomes for residents by investing in both the quality of new affordable homes and places.

Our Property Locations
The map shows where the properties we own are located. Our homes are a mix of tenures with 7,639 general needs homes, 743 supported housing for older people, 105 temporary social housing homes, 14 intermediate rent, 514 shared ownership and 834 leased homes (including 209 ground rent properties).
During 2021/22 we increased our housing portfolio by purchasing 138 social housing properties from another social housing provider. These homes are in Watford, Dacorum and Three Rivers, complementing our existing operating base.
Our development pipeline ensures that we continue to play our part in helping people find a place to live. During 2021/22, we received handover of 120 homes and had practical completion confirmed on a further 62, taking total completions for 2021/22 to 182. Our ambition is to develop at least 1,500 homes by 2024 with the aim that 90% of these are either affordable rent or shared ownership.
As at the 31st March 2022, we are already contractually committed to 852 homes, which we will be building in future years.
